Collingwood was first introduced to developer, Slokker Canada back in the late 1990’s. Known best today as the partners with the FRAM Group as the developers behind the new Shipyards project, these builders introduced a new concept in neighbourhood planning to the town.
Before the word “intensification” took hold, Slokker proposed the construction of a heritage style village in the downtown core on small lots with small roads and garages out back. I recall the planner at that time telling me that it was really an experiment in intensification for the town. Nobody knew how it would go.
As it turns out, it went very well indeed. The 42 home project sold out relatively quickly in 2000/2001 with price points generally in the low to mid $200,000’s. With a location just two blocks east off the main street and the waterfront, these attractive homes were predominantly snatched up by retirees who appreciated being close to the downtown and other area amenities all in easy walking distance.
Today, many of these homes could be featured on the cover of a magazine with their beautiful and now mature landscaping, meticulous maintenance and curb-appealing features. Resales have brought values of $365,000 to over $500,000 in recent years.
