Featured Neighbourhood : Lighthouse Point Condominiums in Collingwood

Located next door to Rupert’s Landing, Lighthouse Point is located on the shores of Georgian Bay in Collingwood, Ontario.  This community is approximately 3 kms west of the town centre via Highway 26

Development:  Built by R. B. Investments Limited (Rupert Bronsdon) from 1989  to 2010.

Size:  situated on approximately 100 acres overlooking Georgian Bay  with over 500 condominium units ranging from including one and two level ski condos to garden homes with garages, one low-rise condominium apartment style building to luxury waterfront units.

Parking:  For ski condos, parking is outdoor and shared in common with other unit owners.  There is both underground, indoor and outdoor parking for the apartment building.  Garden homes and waterfront units feature private garages.

Public School District:  Admiral Collingwood P.S. and Collingwood Collegiate Institute

Municipal Services:  Units are fully serviced with municipal water and sewer.  Original, older units were built with electric baseboard heating and gas is now available.  Many units have converted original wood burning fireplaces to natural gas. Units built in later phases have natural gas heating and in most cases, central air.

Amenities: walking trails,  a 275-berth  private marina, one mile of private Georgian Bay Shoreline, fabulous recreation centre with indoor pool, hot tub, fitness centre, games room, meeting facilities, huge lounge, kitchen and outdoor patios, private separate marina clubhouse, playground, tennis courts, outdoor swimming pools.

Condo Fees:  As of August 2012:  Average under $200.00 for a one bedroom unit, over $400.00 to $500.00 in the Islander building,  to $235.00 to $425.00 for a two bedroom unit and, $320.00 to $500.00 for larger units per month which includes property maintenance, management, use of recreation centre and reserve fund.

Taxes:  Range from $1800.00 for the smallest units to $8,000 per year for preium waterfront penthouse

Walk Score:  10 (car or transit dependant)

General Comments:
Lighthouse Point is my number one choice of the mid-range condominium projects in the area.  It has loads of amenities, is beautifully kept and has waterfront access. Prices in recent years have come down due to competition from newer developments making this a good time to buy in Lighthouse Point.  While the graph above makes it appear as if prices plummeted, you are reminded that these are AVERAGE sale prices and not MEDIAN.  In 2010, there were a number of higher end waterfront units sold which skewed the averages.  In reality, prices have only moderated very slightly.  The number of sales in the last year (2012) have climbed to 2010 levels and inventory is beginning to decline.
