The Sunset Cove condominium is ideally situated at Sunset Point, in Collingwood, Ontario, with views of Georgian Bay.  Built in 1999, and registered in 2001, this beautiful building is located on the east side of town at the intersection of Raglan Street, and Pretty River Parkway.  The building’s address is 16 Raglan Street.  After a few false starts, this building took off once Optus Capital Corporation took over ownership and management of the building.

Size:  5 floors:  Main floor has 12 suites; Floors 2 through 4 have 14 suites; floor five has two penthouses.  All suites are apartment style condominium units.  Units range in size from just over 1100 square feet, to just under 1400 square feet for the main levels, with penthouses measuring just over 2800 square feet.

Parking:  This building features both underground parking and outdoor parking.

School District:  Connaught Elementary Public School, and Collingwood Collegiate Institute for high school.  St. Mary’s for Catholic elementary, and Jean Vanier for Catholic Secondary.

Municipal Services:  Units are fully serviced with municipal water and sewer, gas heat and air conditioning.  Bus service is available and goes right past the building, weather permitting.

Average Sale Prices:  Please note that in the first year, 2010, the price is higher because one of the three sales that year was a penthouse unit.  In 2011, there were five sales, and in 2012 there were six sales.










Amenities:  This building has heated underground parking, bicycle racks, ski lockers, gas heat and air conditioning, beautiful grounds, an outdoor pool, elevators, beach area on Georgian Bay at Sunset Point, a common/ games room where owners can entertain, garbage and recycling collection.  What stands out the most at this building is that there is a concierge on duty and their much-touted security system.

Condo fees and taxes:  As there are a variety of unit sizes, the condo fees and taxes vary in this building.  As an example, some of the smaller units have condo fees under $500 per month and taxes in the mid-$3,000. range.  Larger units have condo fees in the upper $500. range per month, with taxes nearing $4,000. per annum.  Penthouses, of course, would be considerably more.  Condo fees include water and sewer charges which would likely average at least $100.00 a month.

Walk Score: 43 which means it is car or transit dependent.  Some amenities are in walking distance, the bus runs by the building, and there is a great trail system nearby.  It is very close to Collingwood’s main waterfront park and beach area:  Sunset Point.
