The 10 Laws of Seller Success – Part 1

The way in which sellers approach the process of selling their property can most certainly affect the outcome. If you are reading this, chances are you’re in the selling mode and these thoughts may do a great deal to help you through the selling process.

In today’s post, we look at 5 laws of seller success starting with law #10.

Law #10 – Ask Questions
There are no stupid questions.  Since selling a home is not something you do every day, there is a good chance that there are things you are not familiar with.  What’s a restrictive covenant?  An ELB?  What about an SPP clause? Ask questions and make sure you are comfortable with the process.

Law #9 – Be Organized
Pull out the things a buyer would need or want to know about your property such as deed, survey, tax bills, utility costs, receipts for major repairs or warranty items and operating manuals.  If you have pictures of your property in various seasons, pull those out to.  Make a list of anything special to be included or excluded from the sale and, make a list of any major improvements you’ve completed in recent years.

Law #8 – Stage, Clean and Tidy
It’s always a bit stunning to me when I show a home with unmade beds, dishes in the sink, overflowing ashtrays, dirty toilets or heaps of clothes piled in a corner.  Why oh why would a seller leave their home in that state? Touch up paint chips, fix leaky taps, cut the grass, weed the gardens, clean the furnace, finish off missing trim and pay attention to other minor or even major fixes. In many cases, having your property professionally staged IS truly a worthwhile expenditure that pays for itself.  Then keep in clean and tidy.  Keep it fresh and eliminate bad odours. Always be prepared for short notice showings.  Oh and one personal pet peeve… please skip the plug-in air fresheners.

Law #7 – Be Prepared and Be Honest
If your home has flaws, that’s okay.  It’s very important for you to disclose anything that you know about!  Chances are, it will be revealed in a home inspection and if not, at a later date when someone mentions it.  In almost all cases, there is a resolution to whatever the problem may be and a buyer will make their decisions with full knowledge when you disclose. Discuss the situation with your real estate salesperson, disclose and be prepared to find solutions.

Law #6 – Make It Easy
Make sure your home is available for showings as much as possible during reasonable hours and be prepared that sometimes people are early or late, they forget to turn off lights and may leave a muddy footprint on the front mat.  Many of our potential buyers come from out of the area and arrive a bit late or need to make a stop.  They may take less time or more on each showing than we predict.  If we are showing 5 or 6 houses, it’s tough to be 100% accurate about the arrival time and we are giving you are best guess.  A sudden change in your plans throws everyone else off.  Or a specific instruction to only come between certain hours may mean we have to take your home off the list.  This happens a lot and can cost you a sale.  So try to be as accommodating and flexible as possible.
