New Developments Ahead in The Town of the Blue Mountains

Each year we attend a Panel of Planners seminar, which is attended by local municipal planners.  This year, planners from The Blue Mountains, Clearview Township, Collingwood, Meaford, Tiny Township and Wasaga Beach were all in attendance.  We’ll be posting summaries from each of the planners here on the blog.

Current Developments

Windfall –Grey Road 19 and Grey Road 21
•609 Dwelling Units:  of which 351 are detached and 258 are semis
•Phase 1 comprised of 37 detached singles
•With projected building permit availability in late spring/early summer 2014, first occupancies will likely be in December 2014

Craigleith Development – Long Point Road and Highway 26
•Amendments to the Official Plan and Zoning Bylaw were approved in 2011
•A Draft Plan of Subdivision application has been received to create a “Block”

Georgian Woodlands Sleepy Hollow and Arrowhead Road
•101 Lots above Nipissing Ridge and 148 multi’s below
•Phase 1 – 5 Lots are registered – preservicing is underway
Phase 2 – will be 58 Lots 

Thornbury Meadows – Napier and Victoria – Thornbury
•85 units (Detached, Semis & Towns)
•Site Plan Agreement being finalized
•Construction start in ‘14  

Sobeys (Thornbury) – Louisa / Victoria / Arthur
•Zoning Bylaw and Site Plan Applications received, revised submission expected soon
•3 buildings have been initially proposed – Foodland, LCBO & Retail Shops
•Stop-up of Beaver Street is now off the table
•Foodland will be approximately 30,000 sq.ft. and LCBO will be approximately 8,000 sq.ft.
•Expect Construction to start in Spring 2014

Note

The Short Term Accommodation Bylaw Licensing was enacted on Nov. 25, 2013, and has an effective date of July 2, 2014.  It will apply to the whole of the Town of the Blue Mountains, however, it will be implemented in phases in order to allow for inspections in the spring.  They estimate there are 60-80 STA’s in the area.  The license is good for 2 years.
